🔴 Platform & Operations ⚙️

  • We continue working hard to progress the development of our first student housing operational platform in Spain – Cuatro Urban Living. With the ownership of an in-house operator, we have deliberately added to our investment management expertise an operational one. The aim is to deliver investors a 360 degree service and be able to understand better the operational details when reviewing investments – this is already starting to differentiate us from many purely financial real estate investment firms.

🏗️ Investments & Execution 🏢

  • We have secured exclusivity on a student housing operation in Granada 🎉 — Cuatro Urban Living's first transaction. We would be looking to add more than 100 student beds under our management by YE26. This transaction represents the value-add, or the so-called swiss-knife approach that our 404/Cuatro vertically-integrated model brings — whereby we can assess and take over different types of profitable deals no matter where in the capital or operational structure they sit. By being experts in the student housing industry in Spain, we want to have the ability to go where the opportunity is.
  • We are also starting to look at more operational plays in the student sector — not purely from a real estate standpoint, but roll-up type plays of operators and operational contracts of under-managed student residences.
  • Vlad and Alberto were on the ground in Madrid, Granada and Valencia this month — visiting assets, meeting counterparties and advancing our most active deal situations.

💰 Investor & Network Engagement ☎️

  • Investor conversations are progressing. We continue building our investor database and welcome introductions to LPs with appetite for student housing in Spain.

  • 404 Capital remains fully operational throughout August — we believe that daily work compounds itself and that the best opportunities require constant alertness.
